Due Diligence. Due diligence encompasses a broad range of services typically conducted prior to acquisition. The goal is to uncover critical physical, legal, financial, and regulatory attributes of the property that inform decisions related to acquisition, disposition, or repositioning. This process helps identify both risks and opportunities associated with the investment. Tailored for each individual asset, due diligence is generally structured as a systematic audit involving multiple disciplines and consultants, providing a comprehensive understanding of the property.

Development & Investment Strategy. Following the completion of due diligence—or once key opportunities and constraints have been identified—a tailored development or investment strategy can be formulated to mitigate risks and maximize value. These strategies may include site planning and design, cost analysis and budgeting, phasing of improvements, and evaluating financing options such as assessment district formation. Scenario modeling for development, investment, or disposition options is also included, enabling informed and flexible decision-making.

As development managers, we take a lead role in assembling and directing the multidisciplinary team of consultants required to acquire, entitle, design, engineer, and construct each project. In close collaboration with our clients, we prepare initial budgets and schedules, and identify key issues to ensure they are addressed, coordinated, and managed throughout the development process. We work diligently to maintain project timelines and budgets, secure necessary permits and entitlements, and proactively minimize delays and costs.

We believe that for any project to be truly sustainable, it must also be financially viable. Our underwriting is grounded in sound, verifiable assumptions and informed by real-time market data. We have extensive experience modeling a wide range of asset types, including land development, new construction, and investment-grade office, industrial, and retail properties.

Our analyses are conducted using Argus Developer, Argus Enterprise, and Microsoft Excel, allowing us to build dynamic, scenario-driven models that test assumptions, variables, and investment strategies. We incorporate commercially available data to validate projections and support market-driven valuations.

 

Additionally, we provide property tax review and appeal services for clients in Arizona—an essential component of maximizing asset performance. As one of the largest holding costs for real estate, property taxes require close scrutiny. We have maintained a 100% success rate in our appeals before the County Assessor and the Board of Equalization.
