Biography

Michael Bronska has developed, designed, and managed corporate projects across the United States for over three decades including projects for the corporations such as Salt River Project, Avnet, Gannett Corporation (USA Today), University of Phoenix, and Phelps Dodge (Freeport McMoran). In addition to the corporate clients, Mr. Bronska has designed and managed numerous master planned communities and custom residences in the Phoenix metropolitan area.

Since forming G.R.e.A.T., LLc, Mr. Bronska has provided full-service program, project, and construction management services to owners, investors, lenders and corporate users of real estate, working as their advocate, to develop and execute sophisticated real estate strategies aimed at improving operations, unlocking value, or minimizing risk. Representative companies include Cyburt Hall Partners, Terrabrook, Daedalus Real Estate Advisors, First Industrial Real Estate Trust, Discovery Land Company, Lehman Brothers Holdings, Bank of America, Citigroup, GE Capital, Angelo Gordon, TerraLane Communities, IHP Capital Partners, and Cahava Springs Development Corporation.

In addition to consulting, Mr. Bronska has been involved as an executive or principal investor in numerous real estate developments including several well-known master plan communities including the 928 golf oriented residential master planned project in north Scottsdale now known as Mirabel Golf Community; Cahava Springs, a 980 acre residential master planned community in Cave Creek; Copper Basin, a 640 acre residential master planned community in Pinal County; Brighton Village, a 1,600 acre master planned community in Coolidge; Longbow Business Park and Golf Club, a 300 acre mixed use golf oriented commercial development in Mesa; Dover Industrial Park, a sixty five (65) acre business park in Mesa; Park Place, a 100 acre mixed use development in Chandler; Diablo Technology Park in Tempe; Summit Business Park, a 160 acre business park in Surprise; Centennial a 114,000 square foot redevelopment in Tempe, Arizona, and The HUB Tempe, a 50,400 square foot redevelopment in Tempe, Arizona.

Mr. Bronska is an adjunct faculty member and teaches in the W.P. Carey School of Business at Arizona State University with undergraduate and graduate programs focusing on real estate finance and real estate development. He has developed sophisticated financial analysis tools using Argus Enterprise and Microsoft Excel and uses these in his teaching.

Mr. Bronska is a graduate of Washington University in St. Louis (B.A. Architecture and Masters of Architecture).  Mr. Bronska also graduated from the W.P. Carey School of Business at Arizona State University with a Masters of Business Administration program (Executive MBA).  He has been a member of the Urban Land Institute (ULI) and other industry organizations.  Mr. Bronska is a licensed architect in the State of Arizona and holds a property tax valuation license in Arizona.

Evaluation of warehousing operations to improve efficiency with fewer employees. Program developed to serve as a basis for the design of a new 100,000 square foot facility. Due diligence and financial feasibility study for the approximately eight acres in the Camelback Corridor. Market conditions for office, retail, and residential uses were analyzed and evaluated.   • Coronado Generating Station Facilities Master Plan (Salt River Project), Johns, Arizona Project Director/Project Architect Master plan to provide a guide for consolidation of departments and functions as this facility downsizes.
  • Fifteen East Monroe, Monroe & Central, Phoenix Arizona. Project Director/Project Architect/Development consultant. Due diligence and feasibility study for approximately 130,000 square foot, eleven story building. (Previously the Valley National Bank Headquarters) Market conditions, site and building analyzed and evaluated.  Market study prepared to develop program for office, retail and hotel uses.  Historical building analyzed for compliance with ADA and local codes.  Estimates of probable costs prepared for improvements to establish valuation for disposition.
  • Hualapai Nation Grand Canyon West Tourism Development, Hualapai Nation. Project Director/Project Planner/Project Designer. Master plan to develop a tourism area on the western edge of the South rim of the Grand Canyon. The master plan identifies a 700-acre area for development including an airport, restaurant, hotel, and employee village. Area has become the home of the “horse-shoe overlook”.
  • Lechee Community Plan- A Navajo Nation Community, Navajo Nation. Project Director/Project Planner Land use plan developed to mitigate the impacts of an influx of people to the area caused as a result of increased tourism to the Lake Powell areas and the ongoing construction at the Navajo Generating Station. The Land use plan makes provisions for the development of property for housing and services while preserving the integrity of the culture.

Design guidelines for site, art and building implementation were developed to assure a quality development. 
  • Park Place Executive Office, Chandler, Arizona. Director of Development. The development consists of twelve class-A office and two retail buildings totaling 263,000 square feet. The development is located within the Park Place business park with Price Road frontage.  The two-story buildings will be developed in two phases and marketed for sale and for lease.  The Urban Land Institute has identified the property as one of the ten most desirable development sites in the greater Phoenix metropolitan area. Master Plan community rezoning on 641 acres offers a full complement of residential facilities designed around a commercial and civic center core.   • USA TODAY/TODAY Plaza, Gannett Media Corporation, Melbourne, Florida Project Designer/Project Architect Corporate offices of the TODAY newspaper and the production of the USA TODAY newspaper. 154,000 square foot printing and corporate office facility in Central Florida.
